Costs and Value

How much does a garden room cost?

Prices start from around GBP 13,700 for our compact TGR JR model and go up depending on size, spec and optional upgrades. Every quote is all-inclusive with no hidden extras.

Is a garden room a good investment?

Yes. A garden room adds usable living space, can boost property value and avoids the cost and disruption of a traditional house extension. Homeowners across Manchester and the North West choose them for home offices, gyms, bars and guest annexes.

What does "everything included pricing" actually mean?

It means your quote covers the full build: foundations, electrics, insulation, plastered interior, EPDM rubber roof, cladding, double glazing and a 10 year structural warranty. No surprise bills halfway through.

Planning and Regulations

Do I need planning permission for a garden room?

Most garden rooms fall within Permitted Development limits, meaning no formal planning permission is needed. Rules include a maximum eaves height of 2.5m, overall height of 4m for a dual pitch or 3m for other roof types, and the building must not cover more than half the land around the original house. We check all of this at the consultation stage.

What about listed buildings or conservation areas?

If your property sits in a National Park, Area of Outstanding Natural Beauty, conservation area or is a listed building, additional restrictions may apply. We will flag this early and help you navigate the process.

Can a garden room be placed within 2 metres of a boundary?

Yes, but the maximum height drops to 2.5m if the building is within 2 metres of any boundary. Our team will measure up on the home visit and advise on the best layout for your garden.

Build Process and Timelines

How long does a garden room take to build?

Most builds are completed within one week once materials are on site. From initial enquiry to handover, the typical timeline is around 4 to 8 weeks depending on the model and current lead times.

What is the build process?

It starts with a consultation and 3D design, then a home visit from our founding Director. You reserve with a GBP 200 fee, pay a 50% deposit 8 weeks before start, then 25% on day 2 of the build, with the remaining balance on completion and key handover.

Do you handle the electrics and groundwork?

Yes. We sort the full build from foundations up, including all electrical connections. If you want extras like underfloor heating or smart lighting, we build those in as part of the spec.

Can I use the garden room straight away?

Once the keys are handed over, you are good to go. The interior is fully plastered, insulated and wired, ready for your furniture, monitors or gym kit.

Specifications and Quality

What insulation do Tranquil garden rooms use?

We use 100mm insulation as standard, which keeps the room comfortable year round whether you are in there mid-summer or deep into a North West winter.

What cladding options are available?

Standard cladding is sustainably sourced thermowood. Upgrades include Western red cedar and composite cladding in a range of colours.

What roofing system is used?

An EPDM rubber roof with a life expectancy of 50+ years. It is fully waterproof, low maintenance and designed to handle the wettest of North West weather.

What is the structural warranty?

Every Tranquil garden room comes with a 10 year structural guarantee. If anything goes wrong with the build itself, we sort it.

Customisation and Upgrades

Can I customise the design to suit my garden?

Absolutely. We offer bespoke window sizes, aluminium doors and windows, partition walls, fitted blinds and more. If you need a specific layout for a home office, gym or bar, we design around your exact requirements.

What optional upgrades are available?

Extras include smart lighting (Alexa compatible), composite decking, underfloor heating, acoustic plasterboard, extra sockets and lights, external sockets and TV bracket bracing. All priced transparently upfront.

Do you build different sizes?

Yes. We have five core models ranging from the compact TGR JR right through to the large TGR Four. We also offer custom sizing to fit awkward plots or specific requirements.
